Why does the zip code count on the county page differ from what I expected?

Zip codes are postal delivery routes, not geographic areas. The Census Bureau creates ZIP Code Tabulation Areas (ZCTAs) as an approximation of zip code boundaries, but they don't match USPS zip codes exactly. Many zip codes also cross county lines.

We intentionally include zip codes that touch the county boundary, not just the ones that fall entirely inside it. A zip code that is mostly in the next county but clips your county's edge is still included in the package because buyers often need that context for routing, prospecting and boundary work.

To help you work with this cleanly, every zip code row in the package includes a percent_in_county column. It shows the share of that zip code's area that falls inside the county. A zip that is 95% inside shows 95. One that just clips the edge might show 3. That lets you filter to whatever threshold fits your use case.

Why does the school district count differ from other sources?

School district boundaries don't follow county lines. A single district can serve students from two or three counties. When that happens, the district appears in each county's package.

Like zip codes, we over-include rather than under-include. If a district boundary intersects the county at all, it's in the package. Each district row includes a percent_in_county column so you can see exactly how much of the district falls inside the county you purchased.

Other sources may count only districts whose administrative office is in the county, or only districts with a majority of their area inside. Our count is boundary-based and intentionally broader so you don't miss districts that are educationally relevant to your area.

Do State packages use the same over-include logic?

Yes, and the same columns are there. State packages include a percent_in_state column on zip and district rows.

In practice, most zip codes and school districts fall well within a state boundary, so the counts are usually close to what you'd expect. The bigger differences show up at the county level, where boundary crossings are common.

What file formats are included?

GIS layers ship in Shapefile, GeoJSON, GeoPackage and KML. Tabular data ships as CSV. Database files ship as SQL dumps for PostgreSQL and SQLite with the County tier. MySQL, MSSQL and Oracle dumps are available with National Enterprise.

Every package includes an offline HTML data explorer, print-ready reference maps (PDF + high-res PNG/JPEG) and an AI context bundle with prompts ready for ChatGPT, Claude and similar tools.

How often is the data updated?

We target builds within a week of new data becoming available. We also run monthly builds that often include new features, enhancements and data curation.

When you purchase a package, you can re-download updated versions free of charge for 90 days from your purchase date (County and State tiers). National Enterprise includes a 1-year update window.

Can I use this data for commercial work or client deliverables?

Yes. Paid packages are licensed for commercial use, internal analysis and client deliverables. That covers maps, reports, dashboards, site selection work and similar outputs. What you can't do is redistribute the raw package files or use them to build a competing data download service.

What's the difference between County Free and County Package?

County Free is a lightweight preview. It includes a county boundary file, thumbnail maps and a small set of sample data tables. That's enough to verify quality and try a few quick joins, but not enough for real analysis.

The County Package is the full product: all GIS layers, decades of demographic and housing data, database dumps, AI context files and the interactive offline map app. If you need it for actual work, that's the one to get.

Should I buy a County package or State Complete?

If your work covers real estate, site selection, economic development or anything else that spans county lines, State Complete is usually the better call. It covers every county in the state for the price of about five individual counties.

If you need a single county for a specific project, start there. You can always upgrade later.

Where does the data come from?

Boundaries and geography come from the Census Bureau's TIGER/Line files. Demographics come from the American Community Survey (ACS). Population history goes back to the 1800s using decennial Census records. Climate data comes from NOAA. Business points of interest come from Overture Maps (CDLA Permissive license).

We compile, clean, join and package these sources so you don't have to. Full source documentation and attribution notices are included in every package.

What if I need data for the whole country?

The National Enterprise package covers all 3,143 counties in one download. It includes everything in the county and state tiers, plus national-level comparison tables, peer county metrics and a full national database export. Pricing is $599 flat, data only — parcel data is not included. Email us for national parcel pricing, which is quoted per project. Do you offer custom packages?

Yes. If a standard county, state or national package doesn't quite fit your needs, we're happy to discuss a custom build and quote it on a case by case basis.

One thing we'll need to confirm up front: if you're bringing your own data, you'll need to own it or have clear rights to use it in a combined or derived product. We'll also make sure there are no licensing conflicts on our end before we proceed.

If we're integrating your custom or proprietary data, we do that in an isolated environment. Your data is used solely for your project. It is never shared, analyzed or repurposed internally or externally. We'll delete it when the work is complete unless you tell us otherwise.
